Bathroom resealing in PO3: how it works
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We are often asked to deal with water getting behind the bath panel and black mould in the silicone that won’t clean off, on kitchen worktops & upstands, basins & vanity units and sinks & splashbacks.
When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. The work generally takes a couple of hours for a single bath or shower.
- We protect the area and cut out all of the old sealant.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, normally around 24 hours.

Bathroom resealing across PO3: local notes
In PO3, bathroom resealing takes in flats, houses, rentals and businesses, from Milton, Hilsea and Baffins to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in PO3, joints are cleaned back properly before anything new goes in. Coastal guest houses and holiday lets in PO3 can see heavy use in busy months, which is hard on sealant and grout.
Baffins: For site and facilities teams at buildings such as Langstone Junior Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Church of St Cuthbert, walls and floors in older homes can move, and sealant and grout show it first.
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Squeegee the walls and tray after use
- Wipe up water along the back of the worktop
- Never pick at the silicone with a blade
- Keep the fan on for a while after bathing
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Common problems we fix in PO3
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone normally will not clean off.
The problems people generally mention when they call are:
- Failed sealant on the screen profile
- Gaps between the worktop and the wall
- A reseal done over the top of the old bead
- Damp behind the bath or under the tray
Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Movement from a bath with loose feet or no proper support
- Failed grout lines across the wall
- A cracked shower tray or bath (that needs repair or replacement)
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out.
Questions to ask before booking
- Who does the work, and how experienced they are
- Whether they’re fully insured
- How the surfaces are prepared before sealing
- What the quote includes, VAT included or not
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Common questions in PO3
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.
Where are you based?
We are based in Crawley, and we work across South East England, London and Scotland.
