Remedial sealant around Baffins
Baffins is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
For site and facilities teams at buildings such as Langstone Junior Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Church of St Cuthbert, walls and floors in older homes can move, and sealant and grout show it first.
Baffins is about 1 mile east of Portsmouth, in Portsmouth. We carry out remedial sealant for homes and businesses in Baffins and nearby, as part of our work across Portsmouth. Baffins is one of 19 places in Portsmouth we cover for remedial sealant.

Remedial sealant for homes and businesses in Baffins
A joint that keeps letting you down needs more than another bead. It helps to have photos when you phone 0345 464 0079 or send us an email, and say how long ago it was last done. Common call-outs are for torn expansion joints and products that weren’t meant for the joint, on failed movement joints, shrunken worktop sealant and mouldy bath & shower sealant.
Smaller places like Baffins still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
All of our work is guaranteed for twelve months.

Different surfaces, different methods
Leaking trays & enclosures
When failed joints are the cause, they’re all cut out and renewed, including the screen profile and tray edges.
Worktops & kitchens
Shrunken worktop sealant leaves a gap that lets water into the back edge. It’s cut out, degreased and resealed.
How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied. For a job in Baffins, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We start by checking the joint for movement, leaks and the reason it failed.
- All the old sealant comes out, including any layers underneath.
- We clean the joint, treat any mould and let it dry.
- Moving joints get backing and a flexible sealant to suit.
- Finally we finish the joint and talk you through what we found.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
- Plan for the work area to be out of bounds to pets and children

How to look after the new joints
Aftercare is simple:
- Don’t wait for a small gap to become a leak
- Never seal over old silicone
- Have loose fittings fixed before resealing
- Look for stains below bathrooms now and then
Give the new sealant its full cure time: usually around 24 hours, or as long as we advise.
Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.
Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Baffins questions
Is Baffins within the area you cover?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Fratton station?
Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or email us with the details for a clear quote.
Can you fix a reseal that hasn’t worked?
Yes. We will take all the sealant out, look for why it failed and reseal it properly.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
Can old silicone be taken off without scratching the tiles?
Yes. Residue is removed with a product suited to the surface rather than scraped hard.
What do you need from me for a quote?
A short description and the location, plus photos if you have them. We will ask anything else we need to know.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Common problems we fix in Baffins
Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, and the sealant lifts or goes mouldy from underneath.
The problems people normally mention when they call include:
- A shower that leaks however often it’s resealed
- Decorators’ caulk around a bath or shower
- Movement joints that have split or pulled away
- Beads that never stuck properly
Letting a property close to Fratton station? Then botched sealant from a previous quick fix is easier to strip out between tenants.
What to look for in a quote
- The length of the guarantee
- Which colour the sealant will be
- Which sealant they’ll use, and why
- Whether they’re fully insured
Why act early in Baffins
Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. Around Baffins, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or drop us an email and we will talk you through it.

When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Failed tanking or loose tiles behind the sealant
- A cracked shower tray or bath (that needs repair or replacing)
- A leaking trap, valve or supply pipe
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before booking.
