Window mastic in Milton

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. We work on patio & French doors, window sills and aluminium frames, and the jobs we see most are white mastic on grey or black frames and hard, cracked sealant around windows.

In smaller places like Milton, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.

All of our work is guaranteed for twelve months.

Signs you need window mastic in Milton

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.

Common reasons people contact us are:

  • Mastic that’s falling out in pieces
  • Whistling draughts around closed windows
  • Mastic that has split away from the wall
  • Gaps between the frame and the inside reveal

If you live in an older home near Church of St James, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What to look for in a quote

  • Are they insured?

Choosing a sealant specialist

What affects the cost of window mastic

We do not publish a price list. What we look at:

  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

To make quoting easier, let us know:

  • If someone has resealed it before
  • The type of property
  • How we’d reach the joints
  • What’s wrong with the joints now

For a quote, ring 0345 464 0079 or drop us an email with the location and a short description of the problem. We will give you a clear price before any work starts.

What we can’t put right

We will always be straight with you, so here’s what sealant can’t fix:

  • Rotten timber, which needs a joiner first
  • Damp problems in the wall away from the window
  • Draughts through the window seals rather than the frame

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

The process

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a few hours for a few frames, or a day or more for a whole house, depending on the size of the job. In a smaller place like Milton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

FAQs for Milton

Is window mastic in a coastal place like Milton any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Will you come out to Milton?

Yes. Milton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Can resealing stop a draught around my window?

Often, yes. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

Do you work on first-floor windows?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

How do I get a quote for window mastic in Milton?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Windows and doors in Milton

Milton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For landlords with property near Fratton station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For site and facilities teams at buildings such as Meon Junior School, larger buildings have plenty of frames, and the mastic around each one ages.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Keep paint off silicone joints
  • Make sure the drainage slots are not blocked
  • Keep paint and stain on wooden frames in good order
  • Keep solvents and bleach off the sealant

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
