Leave it or put it right?

Leaks get worse, not better. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. Black mould and gaps in sealant do not fix themselves, and in a busy household in Southsea they spread with every shower and every downpour. Now is the easy time to put it right.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What you get with us

  • Experience in homes, commercial sites and hotels
  • Fully insured
  • Approved under the ARBOMaster scheme
  • White, clear, grey or another colour, product permitting

Glazing silicone in Southsea

Our work covers conservatory joints, rooflights and glass panels plus shower screens and the bases of glass balustrades. The old sealant comes out, the joint is cleaned and new silicone goes in. We work on glass-to-glass joints, glass balustrade bases and conservatory frames, and people most often call us about leaking glazing joints on a rooflight and a quick top-up bead that didn’t last.

Plenty of homes in a town like Southsea have had conservatories, patio doors or new windows added over the years. Each one adds more joints to look after, and those joints age at different rates. Sills, frame heads and glazing joints are where leaks usually start.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Shower screens

Most shower screen leaks come from the wall or tray joint. Both are resealed with anti-fungal silicone.

Conservatory frames

The joints where the conservatory meets the house take a lot of movement. We reseal them with a sealant suited to the frame.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Southsea questions

Is glazing silicone in a coastal place like Southsea any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Can you do glazing silicone in Southsea?

Yes, Southsea is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and let us know what needs doing, and we’ll send you a clear quote.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you when we finish.

Which silicone is used for glass joints?

A glazing-grade silicone is best. Ours is a neutral-cure glazing silicone and anti-fungal silicone in wet areas.

Are you insured?

Yes, we are fully insured for domestic and commercial work.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Glass that needs replacing
  • Rotten or badly damaged frames
  • A sealed unit that has misted inside

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before booking.

Where we work in Southsea

  • Glass-to-glass joints
  • Glass balustrade bases
  • Rooflights
  • Shower screens
  • Conservatory frames
  • Glass-to-frame joints

How to look after the new joints

After the cure time, these simple habits help:

  • Clear the conservatory gutters regularly
  • Wipe the screen down after showering
  • Do not use a blade near the sealant
  • Look over the glazing joints once a year

Squeegee a shower screen after each shower and keep the room ventilated. It helps stop mould getting into the silicone.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part and we will find out which.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for most jobs. For a job in Southsea, we need access to where the work is and somewhere nearby to park. For outside work, let us know about side access, gates and any upper-floor joints.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

Before we arrive

  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit

What glazing silicone looks like in Southsea

Southsea is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on glazing joints and frame seals, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Fratton station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. If you live in an older home near St Margaret of Scotland, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Craneswater Junior School? Then the mastic around its windows and doors needs looking after like any other building’s.
