Gutter sealing in Smithstone

Signs you need gutter sealing in Smithstone

Debris in the gutter keeps water sitting at the joints. Water that cannot drain works its way through a weak joint and drips through.

The most common problems we see are:

  • Old gutter sealant that has let go
  • Internal damp traced to a gutter joint
  • Water dripping where gutter sections meet
  • Dripping gutter ends

Rented homes near Croy station change hands often, and a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

What to look for in a quote

  • Who does the work, and how experienced they are
  • Which colour the sealant will be
  • What happens if the job turns out different
  • How the joint is cleaned and prepared

Gutter sealing for homes and businesses in Smithstone

Failed sealant round a garage door frame lets rain blow in. The frame joint is cut out and resealed using a sealant made for outdoor use. We’re often asked to deal with old sealant on roofline trims that has split and rain getting in around a garage door, on gutter end caps, roofline trims and gutter joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Landlord and commercial work in Smithstone

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

How the visit works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It normally takes an hour or two for a few joints, longer for a full run. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by tracing the leak and checking the gutter itself is sound.
  2. We clean out the joint and take out the old sealant.
  3. We make sure the joint is dry before sealing.
  4. We seal the joint with a sealant made for gutters and outdoor use.
  5. We look along the gutter and clear debris around the joints.

Before we arrive

  • Clear items away from the joints we’re working on
  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed

How we quote for gutter sealing

Every job gets its own quote. This is what makes a difference:

  • The product the joint needs
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What we need to know

There’s no need for technical detail. Just tell us:

  • How we’d reach the joints
  • Where the job is, and your postcode
  • The type of property
  • The rough size of the job

Want a quote for gutter sealing? Please send an email to info@mrmastic.co.uk with a few details. We will explain what we’d do and send you a clear quote before work begins.

What we can’t put right

To be straight with you, there are a few things sealant won’t fix:

  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)
  • Brackets that have snapped or loosened
  • Fascias that need replacing

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Where we work in Smithstone

  • Garage door frames
  • Roofline trims
  • Gutter joints
  • uPVC fascias
  • Gutter end caps
  • Soffit joints

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Smithstone buildings and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. The west of Scotland is wetter than the east, which means gutter, fascia and roofline joints has to cope with a lot of rain.

For site and facilities teams at buildings such as Our Lady's High, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Are you insured?

Yes. We are fully insured.

No, we reseal joints and trims. A gutter installer or roofer deals with replacement.

Where do you work from?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Do you seal gaps in fascias and soffits?

Yes. We seal the joints, not replace the boards, and if a board is damaged, we will tell you.

What does gutter sealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

Do you clean gutters?

We clear debris around the joints we are sealing. A full clean of the gutters is not part of it.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Get leaks sealed before the wet months
  • Check that water runs out of the downpipes
  • Have sagging gutters refixed early
  • Watch for drips in a downpour

Have a look at the gutter during a downpour. Drips are easiest to spot while it’s raining.

Rain getting in round a garage door frame can damage what’s stored inside. Resealing the frame is a quick job.
