Gutter sealing for Westfield homes and businesses

About our gutter sealing in Westfield

For gutter sealant to hold, the joint has to be clean and dry. So the old sealant and grime come out first and the joint is dried before the new sealant goes in. We work on garage door frames, gutter end caps and uPVC fascias, and common reasons people get in touch are leaking gutter joints and stop ends and garage door frames letting rain in.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

FAQs for Westfield

Do you work for landlords with property near Croy station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is Westfield within the area you cover?

Yes, Westfield is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What does gutter sealing cost?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Can you seal over the old sealant?

No. The old sealant always comes out first.

Can sealant stop a sagging gutter leaking?

Sealant won’t hold a sagging gutter. A gutter installer needs to refix it, and we will tell you if that is what we find.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Can I choose the sealant colour?

We help you choose a colour that suits. The choice depends on the product the joint needs.

Do you seal gaps in fascias and soffits?

Yes, often alongside gutter joints. Each joint is cleaned and sealed.

How the job changes by surface

Soffit joints

Soffit board joints can separate over time. They’re sealed to tidy the line.

Roofline trims

Trims along the roofline are often finished with sealant. When it splits, water can get behind.

What we can’t put right

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Gutters that have dropped or pulled away
  • Cracked, split or warped gutter sections
  • Blocked downpipes

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Gutter joints
  • Roofline trims
  • Garage door frames
  • Soffit joints
  • uPVC fascias
  • Gutter end caps

The process

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from an hour or two to a few hours. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, we find the drip and check the gutter is not cracked or sagging.
  2. We clean out the joint and take out the old sealant.
  3. The area is dried so the sealant can bond.
  4. Gutter or exterior sealant is applied and finished.
  5. We look along the gutter and clear debris around the joints.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work
  • Mention if the joints have been sealed before

How to get a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Do not lean ladders against the gutter itself
  • Watch for drips in a downpour
  • Don’t leave a sagging gutter
  • Clear leaves and moss from the gutters

Make sure downpipes aren’t blocked, so water can get away. Blockages push water back along the gutter.

A leaking stop end is best sealed before the wet months. A winter of drips can lead to damp patches.

Westfield buildings and the weather

Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Schools such as Greenfaulds High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Letting a property close to Croy station? Then a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.

Leave it or put it right?

A dripping stop end can soak the wall right through the wet months. Resealing it is a quick job before the damage spreads. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

How we quote for gutter sealing

You will get a clear quote before we start. It takes into account:

  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • Access and height

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Where the property is
  • How we’d reach the joints
  • The problem you’ve noticed
  • Photos by email, if that’s easy
