About our gutter sealing in Balloch

A drip at a gutter joint is easy to ignore, but each shower sends water to the same place. Sealing it is quick if the gutter is otherwise in good order. We are often asked to deal with drips from gutter joints and end caps and damp on an inside wall under a dripping gutter, on gutter end caps, uPVC fascias and garage door frames.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

All our work comes with a 12-month guarantee.

Gutter sealing in Balloch: local notes

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Balloch is in the west of Scotland, which is wetter than the east, which means gutter, fascia and roofline joints has to cope with a lot of rain.

Landlords, agents and businesses in Balloch

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Landlords and letting agents in Balloch can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours, depending on the number of joints and the access from start to finish. Outdoor work around Balloch depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. We clean out each joint.
  3. We make sure everything is dry.
  4. The sealant is applied and finished.
  5. We check our work before we leave.

Advice

What we are called out for in Balloch

Overflowing gutters can look like leaking joints. If the downpipe is blocked, water has nowhere to go, which is why we look before we seal.

Look out for these signs:

  • Leaking gutter joints and stop ends
  • Wet patches on the wall under a gutter joint
  • Earlier gutter repairs that have peeled off
  • Rain getting in around a garage door

Schools such as Our Lady's High are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

How to choose a mastic man

Surface by surface

uPVC fascias

Our work is the joints, not new fascias. If boards are damaged, we will tell you.

Roofline trims

We seal the trims, not the roof. A roofer deals with the roof itself.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Watch for drips in a downpour
  • Make sure downpipes aren’t blocked
  • Clear leaves and moss from the gutters
  • Do not leave a sagging gutter

If a gutter starts to sag, get the brackets looked at. Movement will pull the joints open again.

A drip from a gutter joint will not stop on its own. The same spot gets soaked every time it rains and that can cause damp inside.

FAQs for Balloch

Is Balloch within the area you cover?

Yes. Balloch is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Croy station. Can you help?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

What should I tell you?

A short description and the location. If we need more, we’ll ask.

Do you seal gaps in fascias and soffits?

Yes, often alongside gutter joints. The gaps are cleaned and sealed neatly.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Can new sealant go over the old?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Do you replace gutters or fascias?

Replacement is not our trade. If a gutter is broken or sagging, we’ll tell you so you can call the right trade.
