Floor joint sealing for homes and businesses in Victoria
Painted skirting can be sealed with a flexible product that can be painted over. In wet areas we’d normally use silicone. Common call-outs are for floor edges that trap water and grime and concrete floor joints that have broken down, on tiled floors, thresholds and wet room & bathroom floors.
Much of London’s new housing is flats in larger developments. Snagging there often goes through the developer or managing agent, and shower seals that fail early, skirting joints that open up and gaps at thresholds are all common snags.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How it works
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a few hours, depending on the length of joint for a typical job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Victoria. A visitor permit or a nearby bay makes the visit run more smoothly.
- First we check the joint and the floor and agree which sealant suits it.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- The sealant goes in, chosen for the floor and coloured to suit it.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Try not to wet indoor joints just before the visit
- Tell us if parking is tricky
- For business premises, tell us about site rules or sign-in

Advice
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Different surfaces, different methods
Concrete floor joints
Old filler, dust and debris are cleaned out of the joint, vacuuming them clean. Backing goes in where the depth needs controlling.
Thresholds
A threshold is where floors and frames meet. We seal them with a flexible sealant that suits both sides.
Why it’s worth doing now in Victoria
Putting new grout into a crack that keeps reappearing does not last. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Aftercare tips
Aftercare is simple:
- Keep caulk for dry, still joints only
- Mark off resealed joints in warehouses
- Do not paint over silicone
- Avoid sloshing water against skirting
Check the joints after the first winter. If anything has opened, it’s easy to reseal before they spread.
Open skirting gaps let in draughts, dust and sometimes insects. Sealing it early keeps the room cleaner and the edges sound.
Joints and finishes in Victoria homes
Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent.
Community buildings like St. Michael's Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. Letting a property close to London Victoria station? Then gaps at skirtings and thresholds are worth sealing between tenancies.

Do you need floor joint sealing in Victoria?
Floors and walls move a little with the seasons. Heating dries timber and opens gaps along the skirting, then close again in damper months.
The most common problems we see are:
- Worn sealant at door thresholds
- Gaps opening between the floor and skirting
- Cracked caulk along skirting in bathrooms and kitchens
- Dirt and water collecting in open floor joints
Victoria is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
What to look for in a quote
- Is the old sealant removed completely?
- The length of the guarantee
- Who turns up on the day
- What product goes in the joint

Can parking be tricky for a visit in Victoria?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Where do you work from?
We are based in Crawley, and we cover South East England, London and all of Scotland.

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Sometimes, a little. It fades as the sealant cures.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
