Glazing silicone in Victoria

Glazing silicone for homes and businesses in Victoria

Cracked, stained or lifting silicone on glass spoils the look and lets water in. It comes off cleanly, without marking the glass before the new bead goes in. We are often asked to deal with new silicone smeared over old sealant and failed joints on frameless glass, on shower screens, glass balustrade bases and conservatory frames.

Many London homes are flats, with windows high above the street. In a converted house or block, the lease generally says who is responsible for the windows, so it’s worth checking before booking.

You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Windows and doors in Victoria

With historic houses such as Buckingham Palace (about 0.4 miles north) nearby, there’s older building stock in the area around Victoria as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking.

Schools such as St Peter's Eaton Square CofE Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For an older house near a landmark such as St. Michael's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Victoria is about 1 mile south of City of Westminster, in Greater London. Jobs in Victoria get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Our Greater London coverage runs to 764 places, Victoria among them.

Victoria questions

Is parking an issue for glazing silicone in Victoria?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Do you cover Victoria for glazing silicone?

Yes. We work across London and the South East, and Victoria is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we will give you a clear quote.

Do you work for landlords and businesses?

Yes. We work in homes, commercial premises and hotels.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you quote for more than one area?

Of course. Doing several areas at once is normally more efficient.

How long does the job take?

It depends on the size of the job, but as a guide it takes a few hours, depending on how many joints need doing. We will tell you when we quote.

What sealant do you use on glazing?

A glazing silicone chosen for the joint. Neutral-cure silicone is the usual choice.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

When something else is needed

Before booking, it’s worth knowing the limits too:

  • A broken pane or roof panel
  • A frame that needs repairing or replacing
  • A sealed unit that has misted inside

If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Surfaces we seal

  • Glass-to-frame joints
  • Rooflights
  • Glass-to-glass joints
  • Glass balustrade bases
  • Shower screens
  • Conservatory frames

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from an hour or two to most of a day, depending on the size of the job. For a job in Victoria, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We look over every joint and, where we can, test it with water.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

How to get a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

Common problems we fix in Victoria

Sunlight breaks sealant down and roof joints get the most sun. Old silicone hardens, cracks and loses its grip on the glass.

Signs it’s time to call us include:

  • Glazing silicone that has cracked or come away
  • Black or yellowed silicone on glass joints
  • Shower screens leaking along the wall or tray
  • New silicone smeared over old sealant

Victoria is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Questions to ask before booking

  • What product goes in the joint
  • Who does the work, and how experienced they are
  • How the colour is chosen
  • What the cure time is

Choosing a sealant specialist

Landlords, agents and businesses in Victoria

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

For anyone letting property in or around Victoria, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

What affects the cost of glazing silicone

There’s no set price list, because no two jobs are the same. The quote depends on:

  • How many areas need sealing
  • The number and length of the joints
  • Whether the work is at height
  • Which sealant suits the joint

Combining jobs into one visit is generally more efficient than separate visits. We’ll give you a clear price for the lot.

Asking for a quote

What to tell us when you ask for a quote:

  • Photos by email, if that’s easy
  • The address or postcode of the job
  • Any access issues, like height or stairs
  • Whether it has been sealed before

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear quote.

Looking after it afterwards

Looking after new joints is easy:

  • Act on drips or damp patches early
  • Look over the glazing joints once a year
  • Clean glass with a mild cleaner and a soft cloth
  • Keep harsh solvents off the silicone

Keep the new joints dry for as long as we advise so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.
