Need floor joint sealing in Hoo?

How we handle floor joint sealing in Hoo

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. We seal skirting gaps, tiled floor movement joints and concrete floor joints using a product that suits the floor. Common call-outs are for gaps between floors and kitchen plinths and gaps at thresholds between rooms, on concrete floor joints, tiled floors and commercial floors.

Around Hoo, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

There’s a 12-month guarantee on every job, large or small.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Act on grout cracks that run in a straight line
  • Vacuum floor joints regularly to stop grit building up
  • Do not slide heavy items over sealed joints
  • Avoid sloshing water against skirting

Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and the edges sound.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Floor joint sealing around Hoo

Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as Church of Saint Mary the Virgin, floor and skirting joints in halls and kitchens wear like any others. If you look after a building such as Monkton Church of England Primary School, entrance and corridor floor joints take a lot of traffic. Letting a property close to Minster station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

The process

On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before work begins. Most jobs take a morning or an afternoon for most homes. For a village or hamlet like Hoo, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. We check the joints and explain the aftercare.

Getting ready for the visit

  • Mention any parking rules near the property
  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What the job involves on each surface

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it.

Skirting boards

Gaps between skirting and floor open as timber and floors move. We seal them with a flexible sealant rather than caulk.

What we cannot put right

We will always be straight with you, so here’s what sealant cannot fix:

  • Tiles that have lifted or broken
  • Failed waterproofing under a wet room floor
  • Concrete repairs beyond the joint

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

How we quote for floor joint sealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The amount of work
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Helping us quote

Before you ask for a quote, have a think about:

  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or drop us an email.

Why act early in Hoo

Left open, concrete joints break down under traffic. Resealing it early protects the edges. Around Hoo, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

Why book with us

  • Anti-fungal silicone where joints get wet
  • 4.9 on Google from 180+ five-star reviews
  • Domestic, commercial and hotel work
  • Old sealant always removed completely
