Fire rated sealant in Townhead
We don’t assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on flats & HMOs, plasterboard & masonry and pipe & cable gaps, and the jobs we see most are open holes round services passing through fire walls and gaps flagged on a fire risk assessment.
In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so work in Townhead can be planned room by room, and out of hours where needed.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Ask which product was used before you paint
- Tell trades working in the building that fire seals must be put back
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Allow for resealing whenever new services are run
Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.
A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so the item can be closed.
Townhead questions
Do you work for landlords with property near Glasgow Queen Street station?
Yes. We work for landlords and agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
How do Scotland’s building regulations apply to fire-rated sealant in Townhead?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can you work in occupied buildings?
Yes. Occupied flats, HMOs, offices and schools are all fine, with access planned around residents or staff. Out-of-hours work can be arranged where it’s needed.
Do you guarantee your work?
Yes, always. There’s a 12-month guarantee on every job, large or small.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
Is it OK to seal over old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
How much does fire rated sealant cost in Townhead?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.
Why deal with it now?
An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. In a tenement flat in Townhead, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

When to call us in Townhead
Gaps around door frames are easily missed. The architrave hides the gap between frame and wall, so it’s easy to leave unsealed when doors are changed.
If you can see any of these, it’s time to have the joints looked at:
- Unsealed gaps where pipes and cables go through a wall
- Ordinary sealant used where a fire-rated product was needed
- Cracked or shrunken fire-rated sealant
- Open gaps behind door architraves
Managing a site like Allan Glen's School? Then service openings in fire-resisting walls need checking after any refurbishment.

What we do, step by step
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. The work usually takes anything from a few hours to several days, depending on how many gaps there are. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Townhead, it helps to know the floor, the door entry arrangements and the nearest parking.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products.
Preparing for the visit
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in
- Keep pets and children clear of the area while we work

Service penetrations
Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.
Linear gaps
Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both.
