Your questions about fire rated sealant in Garnethill

How do Scotland’s building regulations apply to fire-rated sealant in Garnethill?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you help a landlord with a rental near Charing Cross (Glasgow) station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Do you guarantee your work?

Yes, always. Each job is guaranteed for twelve months, large or small.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Do you cover Garnethill?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Can ordinary silicone be used in a fire-stopping gap?

No. A gap that needs fire stopping needs a tested fire-rated product fitted to the maker’s details.

Can you tell me which gaps need fire stopping?

No. Your fire risk assessor, designer or building control decides that. Our job is applying the sealant to their specification.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.

How we handle fire rated sealant in Garnethill

Deciding which gaps need fire stopping is not our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. Typical jobs include unsealed gaps where pipes and cables go through a wall and sealant items on a fire risk assessment action list, on door frames, linear gaps and plasterboard & masonry.

In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. For a building in Garnethill, the job might be washroom resealing or fire-rated sealant around service openings.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

How it works

Before we leave, we go over the finished joints with you. The visit itself usually takes from a few hours to a few days, depending on the number of gaps and the access, depending on the amount of work. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Garnethill, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Before we arrive

Advice

Different surfaces, different methods

Masonry and concrete

Holes through concrete and block are rarely neat. We measure the gap at its widest point against the product’s tested range.

Flats and HMOs

Conversions normally leave a mix of old and new service holes. We seal the ones on your specification with a tested product.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Workplaces and buildings in Garnethill

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments. There are hotels and other places to stay in and around Garnethill. Hotel work can be planned room by room, with out-of-hours working where needed.

If you let a flat or house near Charing Cross (Glasgow) station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Community buildings like St Aloysius Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

What we are called out for in Garnethill

Buildings are refitted and reconfigured over the years. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

Signs it’s time to call us include:

  • Gaps where walls meet ceilings or slabs
  • Fire seals that have cracked with movement
  • Open holes round services passing through fire walls
  • Joints picked up in a fire-stopping survey

Schools such as St Aloysius' College are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

Why act early in Garnethill

Sealant is not the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap isn’t suitable for sealant, we’ll tell you. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Why us?

  • We’re fully insured
  • Quality sealants from Arbo and Everbuild
  • Old sealant always removed completely
  • We leave the area clean and tidy

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Fire doors that need new seals, closers or hardware
  • Deciding what fire stopping a building needs
  • Big openings where sealant alone is not the tested solution

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
