Fire rated sealant for homes and businesses in Salsburgh

We can work through a building room by room or floor by floor, with each location and product recorded. It gives you a list to keep with the building’s fire safety documents. Typical jobs include gaps where walls meet ceilings or slabs and joints picked up in a fire-stopping survey, on flats & HMOs, service penetrations and door frames.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

How the job changes by surface

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing so the sealant bonds.

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail, and we will tell you.

Work for landlords, hotels and businesses

For anyone letting property in or around Salsburgh, several properties can go on one quote. Just tell us the addresses and what each one needs.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Why it’s worth doing now in Salsburgh

Doing it once, properly, beats doing it twice. Work that does not follow the tested detail may have to come out again when the building is next checked. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Why Salsburgh customers choose us

  • Quality sealants from Arbo and Everbuild
  • Homes, businesses and hotels
  • Sanitary silicone with an anti-fungal additive in wet areas
  • We are fully insured

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Deciding what fire stopping a building needs
  • Issuing a fire rating or certificate for a building
  • Big openings where sealant alone is not the tested solution

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Service penetrations
  • Door frames
  • Flats & HMOs
  • Linear gaps
  • Pipe & cable gaps
  • Plasterboard & masonry

What we do, step by step

Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to several days, depending on how many gaps there are, depending on how much there is to do. For a place like Salsburgh, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

How we quote for fire rated sealant

Call for a quick quote. What matters most is:

  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • Any mould that needs treating

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • The type of property
  • Whether it has been sealed before
  • Roughly how big the job is
  • A few pictures by email, if you can

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Keep the record of products and locations with your fire safety documents
  • Ask which product was used before you paint
  • Flag any open gap you spot round a pipe or cable

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Common questions in Salsburgh

I let a flat near Hartwood station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

How do Scotland’s building regulations apply to fire-rated sealant in Salsburgh?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do you carry out fire risk assessments?

No. We follow the requirements from your assessor, designer or building control.

Is it messy?

We keep the work tidy. Nearby surfaces are protected.

Can you match the sealant colour?

In most cases you can choose. We will explain which colours are available and agree one before work begins.

Do you work in Salsburgh?

Yes. We are based in Crawley and work across South East England, London and Scotland, Salsburgh included.

Can you give us a record of the work?

Yes. We note each location and the product that went in, so you have it on file.

Workplaces and buildings in Salsburgh

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

If you let a flat or house near Hartwood station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. If you look after a church, hall or community building such as Kirk of Shotts, gaps around pipes and cables are worth checking after any building work there.
