Need fire rated sealant in Hirst?

Hirst: your questions answered

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you help a landlord with a rental near Shotts station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

What’s the difference between intumescent and fire-rated sealant?

Intumescent describes a material that swells in heat. Intumescent sealants are a type of fire-rated sealant and which one is used depends on the job.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.

Do you cover Hirst?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Are you insured?

Yes. We are fully insured.

Fire rated sealant for homes and businesses in Hirst

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We’re often asked to deal with fire seals that have cracked with movement and gaps filled with a product that isn’t fire-rated, across plasterboard & masonry, door frames and linear gaps.

Work in a place like Hirst is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Signs you need fire rated sealant in Hirst

Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant items on a fire risk assessment action list
  • Fire seals that have cracked with movement
  • Unsealed gaps where pipes and cables go through a wall
  • Standard silicone or caulk in a fire-stopping gap

In and around Hirst, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Choosing a sealant specialist

Surface by surface

Service penetrations

New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in with backing where the detail needs it.

Door frames

Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist and we’ll mention anything we notice.

What affects the cost of fire rated sealant

Your quote is based on your job. We take into account:

  • Any working-time requirements on site
  • Whether the work is at height
  • The type of sealant required
  • The number and length of the joints

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

Asking for a quote

What to tell us when you ask for a quote:

  • Photos by email, if that’s easy
  • Whether it has been sealed before
  • The rough size of the job
  • Where the property is

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.

What we do, step by step

The work is kept neat and contained to the area we’re working on. Expect the work to take anything from a few hours to several days, depending on how many gaps there are, and we tell you how long to leave it before we go. For a place like Hirst, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. We record the locations and products used for your records.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions

How to get a quote

Why it’s worth doing now in Hirst

Squirting in whichever sealant is nearest does not make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. In a place like Hirst, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Why us?

What we cannot put right

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Assessing a building’s fire safety
  • Doors that are not fire doors in the first place
  • Openings too large for sealant, which need batts, boards or another system

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Service penetrations
  • Linear gaps
  • Pipe & cable gaps
  • Door frames
  • Plasterboard & masonry

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
