How we handle fire rated sealant in Moorepark

Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We’re often asked to deal with gaps filled with a product that isn’t fire-rated and gaps where walls meet ceilings or slabs, across service penetrations, flats & HMOs and plasterboard & masonry.

Scotland’s cities have offices, hotels, student flats, care homes and tenement blocks looked after by factors. In Moorepark, that can mean resealing washrooms room by room or fire-rated sealant around pipes and cables in common areas.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Do not paint over fire sealant until it has cured
  • Tell trades working in the building that fire seals must be put back
  • Include fire stopping when you schedule refits
  • Photograph sealed gaps before they’re covered up

Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some cannot and we will tell you which one you have.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • Doors that aren’t fire doors in the first place
  • Certifying a building or signing off its fire safety
  • Large holes that need a different fire-stopping system

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Where we work in Moorepark

  • Linear gaps
  • Plasterboard & masonry
  • Service penetrations
  • Door frames
  • Pipe & cable gaps
  • Flats & HMOs

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. Inside a flat in Moorepark, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any water getting in
  • Tell us if parking is tricky

Advice

For landlords and businesses

We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

How the job changes by surface

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement from the manufacturer’s details.

Door frames

The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.

Your questions about fire rated sealant in Moorepark

Do you take on hotel work around Moorepark?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do Scottish building rules affect fire-rated sealant work in Moorepark?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Is standard sealant good enough for a fire gap?

No. Ordinary silicone, caulk or foam isn’t tested as fire stopping. If it’s been used, we remove it and use the right product.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do you guarantee your work?

Yes: twelve months. If anything is not right with the work within the year, let us know and we will sort it.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Do you seal gaps around fire door frames?

Yes. The joint between frame and wall is sealed with a fire-rated sealant, to the product’s details. The door leaf and its hardware need a door specialist.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
