Landlord and commercial work in Drumoyne

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.

Fire rated sealant in Drumoyne

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We work on flats & HMOs, plasterboard & masonry and linear gaps, and people most often call us about holes left by a change of layout and damaged fire sealant left by other trades.

Scotland has its own building regulations, with their own technical handbooks. In Drumoyne, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. In a city area like Drumoyne, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used for your files.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit

Advice

Common questions in Drumoyne

Do you cover Drumoyne for fire rated sealant?

Yes, Drumoyne is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

I let a flat near Cardonald station. Can you help?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Can you match the sealant colour?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

What’s the difference between intumescent and fire-rated sealant?

An intumescent sealant expands when it gets hot, helping close the gap. Intumescent sealants are one kind of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Is there a guarantee?

Yes, always. There’s a 12-month guarantee on every job, wherever you are.

When to call us in Drumoyne

Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.

Look out for these signs:

  • Door frames with gaps between frame and wall
  • Damaged fire sealant left by other trades
  • Fire seals that have cracked with movement
  • Ordinary sealant used where a fire-rated product was needed

Schools such as Govan High School are buildings too, and fire-stopping around service openings should be restored whenever new services go in.

Questions to ask before you book

  • Who turns up on the day
  • What insurance they hold
  • Which colour the sealant will be
  • Whether the sealant suits the joint

How to choose a mastic man

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Rented homes near Cardonald station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product.

What sealant work can’t fix

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Issuing a fire rating or certificate for a building
  • A wall that is not a fire-resisting element to begin with
  • Fire doors that need new seals, closers or hardware

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Linear gaps
  • Plasterboard & masonry
  • Service penetrations
  • Pipe & cable gaps
  • Door frames
  • Flats & HMOs

What the job involves on each surface

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first so the sealant bonds.

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.

Leave it or put it right?

An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the work involved is often modest. Private landlords in Drumoyne must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
