What fire rated sealant looks like in Ibrox
Ibrox has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.
Rented homes near Dumbreck station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. For buildings such as Ibrox Parish Church, gaps around pipes and cables are worth checking after any building work there. Schools such as Bellahouston Academy are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.

Fire rated sealant in Ibrox
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then the sealant goes in to the depth the product’s details set. Typical jobs include fire seals that have cracked with movement and open holes round services passing through fire walls, on flats & HMOs, door frames and linear gaps.
In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. For a building in Ibrox, the job might be washroom resealing or fire-rated sealant around service openings.
There’s a 12-month guarantee on every job, whatever its size.

When it isn’t the sealant
A few problems are outside what sealant work can do:
- Fire risk assessments, which need a qualified assessor
- Walls or floors that weren’t built to resist fire
- Openings too large for sealant, which need batts, boards or another system
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Keep photos of seals that will be hidden
- Include hidden areas like risers in routine checks
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Check whether a sealant can be painted before decorating over it
Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. Ask us if you are not sure which product was used.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.
Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Questions from Ibrox
Do you work in hotels near Ibrox?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you work for landlords with property near Dumbreck station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.
Will you assess my building’s fire safety?
No. We work from the specification you give us and install to the manufacturer’s details.
How long will you be here?
Most jobs take a few hours for a handful of gaps, and longer for a whole building. We’ll confirm how long when we quote.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
Can I choose the sealant colour?
Most of the time, yes. We’ll explain which colours are available and agree one before any work starts.
Can you fill the gap behind a fire door frame?
Yes. Gaps behind architraves are a common job for us. Doors, seals and closers need a door specialist.
The process
Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. Inside a flat in Ibrox, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your records.
How to prepare
- Let us know about stairs, lifts or work at height
- Clear the area around the work
- On commercial sites, let us know about site rules

Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
Leave it or put it right?
Sealant is not the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We will say so if a gap needs something other than sealant. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Ibrox, damp can travel a long way before it shows.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
