Cyprus Fire Rated Sealant
Intumescent and fire-rated sealant around gaps, frames and service penetrations for homeowners, landlords and businesses in Cyprus. Fully insured, ARBOMaster approved and guaranteed for a year.
- Door frames with gaps between frame and wall
- Gaps left after a refit or conversion
- Damaged fire sealant left by other trades
How it works
Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take a few hours for a handful of gaps, and longer for a whole building. In Cyprus, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Anything that is not fit for the job comes out, and the gap is cleaned.
- Where the tested detail needs backing or fill, we fit it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
How to prepare
- Keep pets and children clear of the area while we work
- Tell us about any previous sealing or DIY attempts
- On commercial sites, let us know about site rules

Fire rated sealant in Cyprus, done properly
Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through. We work on service penetrations, door frames and flats & HMOs, and people most often call us about seals cut through by electricians, plumbers or data installers and holes left by a change of layout.
Across London, offices, shops, hotels, student halls and blocks of flats all need sealant work from time to time, from washroom silicone to fire-rated sealant around pipes and cables passing through walls. Where a building in Cyprus needs to stay open, work can be planned outside normal hours.

Fire rated sealant around Cyprus
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. Cyprus has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.
Managing a site like Winsor Primary School? Then fire-stopping around service openings should be restored whenever new services go in. Community buildings like St Michael and All Angels Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Cyprus questions
Can you help a landlord with a rental near Woolwich station?

Do you work for hotels and guest houses in Cyprus?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Yes. The joint between frame and wall is sealed with a fire-rated sealant. The door, its seals and closer are for a door specialist.

Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do you come to Cyprus?
Yes. We cover Cyprus. To book, call 0345 464 0079 or drop us an email.
What we are called out for in Cyprus
Over time, buildings change layout and use. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.
Common reasons people contact us are:
- Standard silicone or caulk in a fire-stopping gap
- Gaps flagged on a fire risk assessment
- Open gaps behind door architraves
- Gaps where walls meet ceilings or slabs
As a London address, Cyprus can be tricky for parking: let us know about parking bays, permits or a driveway.
What your quote should include
- Are they insured?
- Which colour the sealant will be
- What the quote includes, VAT included or not
- What guarantee comes with the work

Leave it or put it right?
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the work involved is often modest. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Cyprus, the repair is bigger than a sealant job.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Different surfaces, different methods
Linear gaps
Gaps along the top of partitions are easy to miss above a ceiling. We seal them along their full length so there are no open sections left.
Door frames
Frame gaps are normally hidden behind the architrave. Where it’s open, we seal it to the product’s details for that gap size before the trim goes back.
Landlord and commercial work in Cyprus
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.
Honest limits
Sealant is not the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:
- Fire doors that need new seals, closers or hardware
- Openings too large for sealant, which need batts, boards or another system
- Certifying a building or signing off its fire safety
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Ask which product was used before you paint
- Never patch a fire seal with standard sealant
- Get damaged fire seals looked at promptly
- Photograph sealed gaps before they’re covered up
Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.
Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.
