External mastic in Cyprus, done properly
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. If you have joints where the bead has come unstuck and failed sealant between panels on a façade, we can put it right, on façade panels, concrete & block and copings & trims alike.
Outside work in London starts with access: side passages, upper floors and where to park. In Cyprus, joints up high may need ladders or other access, which is worth talking through when you book.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Leave it or put it right?
Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Cyprus, the repair is bigger than the sealant job would have been.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What the job involves on each surface
Brickwork movement joints
People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly where it can be done safely.
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.

Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Adding movement joints to masonry that has none
- Cracks in the bricks or render themselves, away from the joints
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.
Surfaces we seal
- Façade panels
- Render & cladding joints
- Joints between brick and frames
- Copings & trims
- Concrete & block
- Brickwork movement joints
What we do, step by step
At the end, we look at the finished work together. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on how much there is to do. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Cyprus. It helps if you can point us to a visitor permit or a bay close to the door.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Try not to wet indoor joints just before the visit
- Mention any leaks or damp you’ve noticed
- Mention any tricky access

Cyprus questions
Can you help a landlord with a rental near Woolwich station?
Yes, we work for landlords and agents. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.
Do you cover Cyprus for external mastic?
Yes. Our work covers London and the South East, and Cyprus is part of that. You can call 0345 464 0079 or email us and let us know what needs doing.
Can you do several jobs on one visit?
Yes. Just list everything you need and we’ll quote it together.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
What does external mastic cost?
Every job is different, so each one gets its own quote. For a quick quote, phone 0345 464 0079 or drop us an email and let us know what needs doing and where.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Wash walls gently around the sealant
- Look over the joints every year, ideally after winter
- Deal with leaking gutters that soak the joints below
- Tell anyone working on the walls about the movement joints
Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
Outside joints around Cyprus
In terraces and conversions, gutters and walls are often shared with the neighbours, so it’s worth agreeing who is responsible before work starts. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Homes close to St Michael and All Angels Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Cyprus is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Do you need external mastic in Cyprus?
Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.
Keep an eye out for these signs:
- Damp patches traced to an open external joint
- Leaking joints around cladding and façade panels
- Movement joints filled with mortar instead of sealant
- Hard, crazed mastic that has stopped moving
If you look after a building such as Winsor Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
