How the visit works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours in a single home. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Each joint is checked for movement before work begins.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property

New build mastic in Cyprus

Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly rather than sitting on a layer of grit. We’re often asked to deal with sealant work across a run of new homes and new-build shower sealant that has already split, on show homes, skirting & floors and plot handovers.

Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, while new homes need a neat, sound finish around frames, baths and kitchens before handover, in Cyprus and beyond.

We stand behind the work with a 12-month guarantee.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Act quickly if a seal starts to leak
  • Look at the sealant regularly in the first couple of years
  • Raise failed sealant with the developer while you are covered
  • Photograph failed sealant before it’s redone

Keep photos of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.

Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you, so raise it early.

What the job involves on each surface

Skirting and floors

New homes often develop a gap between skirting and floor. We seal it with a flexible sealant that copes with the movement.

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. The joint is stripped back before the new bead goes in and baths are filled before sealing.

Quotes for new build mastic in Cyprus

The quote reflects the job in front of us. We look at:

  • Any working-time requirements on site
  • The number and length of the joints
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • If someone has resealed it before
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

Cyprus questions

Can you help a landlord with a rental near Woolwich station?

Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Is parking a problem for a job in Cyprus?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

Are you insured?

Yes. Mr Mastic is fully insured.

Can I send you my snagging list?

Yes. Send it with photos and we’ll quote for the sealant items. If something isn’t sealant, we will say so.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.

How much does new build mastic cost in Cyprus?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Why act early in Cyprus

If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or isn’t dealt with, we can reseal it properly. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

Why Cyprus customers choose us

  • We agree the colour with you first

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Common problems we fix in Cyprus

On many sites, sealant goes on in the final rush before handover. Joints are not always cleaned of dust or primed, and the sealant sits on grit instead of the surface.

Keep an eye out for these signs:

  • Gaps behind new kitchen upstands
  • Leaking shower tray seals in a new home
  • Internal frame sealant that has split
  • Joints pulling apart as timber shrinks

If you’ve bought a new home near Woolwich station, the sealant around baths, showers and frames is worth checking in the first year or two.
