New-build mastic & snagging in Royal Docks, Greater London
Professional new build mastic in and around Royal Docks, with every bit of old sealant taken out first and a one-year guarantee.
- New-build shower sealant that has already split
- Sealant applied over dusty or wet surfaces
- Frame joints opening as the plaster dries
DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
About our new build mastic in Royal Docks
A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. We’re often asked to deal with cracked caulk along new skirting and gaps opening as the house dries out and settles, across bathrooms & en suites, show homes and plot handovers.
London homes range from new-build flats to period conversions with new floors laid over old boards. Every joint between floor, skirting and threshold has to cope with some movement, in Royal Docks as anywhere.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

When something else is needed
Sealant isn’t the answer to every problem, and we will tell you before work begins. It won’t solve:
- A tray or bath that is not properly supported, until it’s fixed
- Deciding who is responsible under a builder’s warranty
- Damaged fittings that need replacing
If in doubt, call 0345 464 0079 or email us and we will say what we think.

Why it’s worth doing now in Royal Docks
Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time, and they’re avoidable with good preparation. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.
Why book with us

How to look after the new joints
To keep the joints looking good and working properly:
- Use the extractor fan every time you shower
- Watch for new gaps as the house dries out
- Wait for the cure time before using a resealed shower
- Wipe joints with warm soapy water
Avoid standing on the rim of the bath or the edge of the tray. Report any movement in a bath or tray.
Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you.

Signs you need new build mastic in Royal Docks
When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops and cracks appear in the sealant.
The most common problems we see are:
- Sealant that never bonded to the surface
- Kitchen sealant that has pulled off the wall
- Cracked caulk along new skirting
- Gaps opening as the house dries out and settles
For new homes near Custom House station, it’s worth checking the sealant early, while snags are still fresh.
What to look for in a quote
- Whether the sealant suits the joint
- What the quote includes, VAT included or not
- How the surfaces are prepared before sealing
- How long to leave it before use
How we quote for new build mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- The number and length of the joints
- The product the joint needs
- Access and height
- How much old sealant there is and how hard it is to remove
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes anything from a few hours to several days, depending on the number of plots. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out.
- Joints are vacuumed and cleaned of building dust.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
Preparing for the visit
- On commercial sites, let us know about site rules
- Tell us if parking is tricky
- Let us know about stairs, lifts or work at height
