Fire rated sealant for Royal Docks homes and businesses

About our fire rated sealant in Royal Docks

Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment on buildings across Royal Docks. Send us the list or the survey and we’ll quote for the fire-rated sealant work on it. We work on door frames, flats & HMOs and pipe & cable gaps, and people most often call us about gaps flagged on a fire risk assessment and unsealed gaps around fire door frames.

London blocks of flats carry pipes and cables through walls and floors in their common parts and service risers. In Royal Docks, building managers may need both fire-rated sealant around those openings and new sealant in shared washrooms.

Every job comes with our one-year guarantee.

Questions from Royal Docks

Do you work for hotels and guest houses in Royal Docks?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you work for landlords with property near Custom House station?

Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

What should I tell you?

Tell us what needs doing and where, with photos by email if possible. We’ll ask anything else we need to know.

Can ordinary silicone be used in a fire-stopping gap?

No. It looks sealed but won’t perform as fire stopping. Use a product tested for that gap and service.

Do you offer different sealant colours?

Most of the time, yes. We’ll explain which colours are available.

Do you come to Royal Docks?

Yes. We work in Royal Docks and the rest of Greater London. To book, call 0345 464 0079 or email us.

What fire rating will the seal have?

We do not issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer, and we install to them.

Do you have insurance?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

The process

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to several days, depending on how many gaps there are. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Royal Docks. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive

Related advice

Different surfaces, different methods

Service penetrations

New gaps tend to show up where services have been added. We clean out what’s there and reseal to the right depth.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Tell trades working in the building that fire seals must be put back
  • Check whether a sealant can be painted before decorating over it
  • Take photos of fire stopping before ceilings or boxing go back

Avoid covering a sealed gap with anything that is not part of the tested detail. Repairs should use a matching fire-rated product. Ask us if you are not sure which product was used.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

Why act early in Royal Docks

Waiting for the next refit can leave a gap open for years. Sealing the gap now is a contained job on its own. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Why us?

  • Full insurance on every job
  • We leave the area clean and tidy
  • Homes, businesses and hotels
  • A 12-month guarantee on all work

Fire rated sealant around Royal Docks

Many London buildings have tight access and loading restrictions, so out-of-hours working can be arranged where needed. Royal Docks has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.

Community buildings like Church of the Ascension are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. Managing a site like Calverton Primary School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

What we’re called out for in Royal Docks

Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave does not always get resealed.

Keep an eye out for these signs:

  • Cracked or shrunken fire-rated sealant
  • Open joints along the top of partitions
  • Gaps flagged on a fire risk assessment
  • Gaps left after a refit or conversion

If you let a flat or house near Custom House station, any gap left by new services in shared walls should be closed with a fire-rated product.

10 questions to ask before you book

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Fire risk assessments, which need a qualified assessor
  • Fire doors that need new seals, closers or hardware
  • Big openings where sealant alone isn’t the tested solution

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.
