Fire rated sealant for homes and businesses in Caldercruix
Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. We work on flats & HMOs, door frames and linear gaps, and the jobs we see most are ordinary sealant used where a fire-rated product was needed and open gaps behind door architraves.
Work in a place like Caldercruix is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.
Every job is covered by a one-year guarantee.

How the visit works
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the amount of work. Outdoor work around Caldercruix depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Where the tested detail needs backing or fill, we fit it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- We record the locations and products used for your records.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
FAQs for Caldercruix
Will you come out to Caldercruix?
Yes, Caldercruix is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Will you assess my building’s fire safety?
No. We work from the specification you give us and install to the manufacturer’s details.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.
Can you match the sealant colour?
Generally, yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
What does intumescent mean?
Fire-rated is the broad term for sealants tested for fire stopping. Intumescent ones swell in heat, and they’re one option among several. The specification and the tested detail decide which is used.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint.

Aftercare tips
Looking after new joints is easy:
- File the fire-stopping record where your assessor can find it
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Report cracked or damaged seals as soon as you notice them
- Include fire stopping when you schedule refits
Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.
It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes and the list grows.
Leave it or put it right?
An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. In an older home around Caldercruix, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
