Remedial sealant in Caldercruix: local notes

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you live in an older home near Longriggend And Meadowfield Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Remedial sealant in Caldercruix

Water on the floor doesn’t always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. If you have floor or wall movement joints that have failed and over-sealed joints coming away, we can put it right, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Big or small, you get the same 12-month guarantee.

Questions from Caldercruix

I let a flat near Caldercruix station. Can you help?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is Caldercruix in your area for remedial sealant?

Yes. Our work covers the whole of Scotland, and Caldercruix is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

How much does remedial sealant cost in Caldercruix?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Can you remove old sealant without damaging the bath?

Yes. We take our time over removal, particularly on softer surfaces like acrylic.

Can you reseal a split movement joint?

Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.

Where do you work from?

Mr Mastic is based in Crawley. We cover Caldercruix and the rest of North Lanarkshire.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

When is the sealant fully cured?

It depends on the product. We tell you how long to leave it before we go.

When to call us in Caldercruix

Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.

The problems people generally mention when they call are:

  • Over-sealed joints coming away
  • Wide, uneven beads that look worse than the old ones
  • Worktop sealant that has shrunk and split
  • Caulk or the wrong sealant used in a wet area

For landlords with property near Caldercruix station, botched sealant from a previous quick fix is easier to strip out between tenants.

What your quote should include

  • Whether you can choose the colour
  • Which sealant they’ll use, and why
  • What preparation is included
  • Who does the work, and how experienced they are

Leave it or put it right?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

Why book with us

When it is not the sealant

Before you book, it’s worth knowing the limits too:

  • Cracks in the fitting rather than the joint
  • Tiles that have come away from the wall
  • Sealant in an older building that needs testing for asbestos first

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Expansion joints
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Aftercare tips

To keep the joints looking good and working properly:

  • Act on a lifting corner straight away
  • Do not point over movement joints
  • Check trays and worktops don’t move
  • Clean sealant with mild products only

Leave the new joint to cure fully before it gets wet or moves: usually around 24 hours, or as long as we advise.

If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.

Surface by surface

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom before resealing.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.

What we do, step by step

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out and we leave things clean and tidy. For a place like Caldercruix, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you are told about anything else we found.

Preparing for the visit

  • Move anything stored near the joints
  • Tell us about any water getting in
  • Tell us about access, such as stairs, a lift or high-level joints
