- Weathered mastic that no longer stretches
External mastic in Priestland, done properly
For buildings in Priestland, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean joint faces and the right depth. Typical jobs include leaking joints around cladding and façade panels and weathered mastic that no longer stretches, across copings & trims, brickwork movement joints and render & cladding joints.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Outside joints around Priestland
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
Around Priestland, as everywhere, external mastic is only as good as the preparation behind it.

What the job involves on each surface
Render joints
Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.
Brickwork movement joints
Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.

Leave it or put it right?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. In an older home around Priestland, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Questions from Priestland
Will you come out to Priestland?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is there a guarantee on external mastic in Priestland?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.
Do you use backing rod?
We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back so the bead can stretch.
How much does external mastic cost in Priestland?
Size, access and the old material all affect the cost. Call for a quick quote.
Can landlords and businesses book you?
Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a handful of joints, longer for a whole elevation, and the area is left clean. Outdoor work around Priestland depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Tell us if parking is tricky
- For indoor joints, keep the area dry beforehand if you can
How to get a quote
Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we will take it from there.
Advice
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Avoid pressure-washing directly into sealant joints
- Point out the joints to other trades
- Keep soil, plants and ivy away from the joints
- Never let anyone fill a movement joint with mortar
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
Honest limits
Before you book, it’s worth knowing the limits:
- Cracking across the wall rather than at a joint
- Structural movement, which needs a surveyor or engineer
- Rising or penetrating damp from elsewhere in the wall
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

When to call us in Priestland
Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.
It’s worth asking for a quote if you see:
- Damp patches traced to an open external joint
- Movement joints filled with mortar instead of sealant
- Panel joints letting water in
- Gaps where render, brick and frames meet
For an older house near a landmark such as Darvel Central Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.
