Glazing silicone in Priestland

Glazing silicone in Priestland, done properly

Glass replacement isn’t something we do and a misted double-glazed unit needs a glazier. What we do is the silicone around the glass, which is where many leaks start. We work on glass balustrade bases, conservatory frames and glass-to-frame joints, and people most often call us about cracked silicone between glass panels and water running down inside the glass.

In and around a place like Priestland, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Each job carries a 12-month guarantee, large or small.

How it works

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. Around Priestland, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Mention any parking rules near the property
  • Mention any tricky access

FAQs for Priestland

Is Priestland within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What guarantee comes with glazing silicone in Priestland?

All our work, in Priestland and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Do you work for letting agents?

Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Do you have insurance?

Yes. Full insurance covers our work.

Why not top up the existing silicone?

Silicone doesn’t stick to silicone and water gets between the layers. We cut out the old sealant first.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages to suit the site.

How long does the job take?

Typically it takes anything from an hour or two to most of a day, depending on the size of the job. Larger jobs naturally take longer, and we will say how long yours will take.

When it is not the sealant

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It will not solve:

  • Rotten or badly damaged frames
  • A sagging or failing conservatory roof
  • Water coming through the roof rather than a sealant joint

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Shower screens
  • Glass-to-glass joints
  • Rooflights
  • Glass balustrade bases
  • Conservatory frames
  • Glass-to-frame joints

Do you need glazing silicone in Priestland?

Glass and frames expand and contract with the temperature, and they do not move by the same amount. In time, the sealant splits or pulls away.

If you can see any of these, it’s time to have the joints looked at:

  • Black or yellowed silicone on glass joints
  • Leaks where conservatory glass meets the frame
  • Leaks from the base of a shower screen
  • A quick top-up bead that didn’t last

In and around Priestland, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

Priestland homes and the weather

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Priestland is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out.

In the older streets around Darvel Central Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Glass-to-glass joints

These joints are on show, so we take care to leave a neat bead.

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. When it splits, water can get into the frame.

Aftercare tips

Looking after new joints is easy:

  • Wipe the screen down after showering
  • Keep conservatory gutters clear of leaves
  • Act on drips or damp patches early
  • Stick to mild cleaners on glass

Look over the glazing joints every year or so. Spotting a crack early means a simpler fix.

A leaking shower screen may not show at first. It can damage the floor or the ceiling below long before you see it.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
