Bathroom resealing for Micheldever homes and businesses

Bathroom resealing for homes and businesses in Micheldever

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Micheldever. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. Common call-outs are for cracked, shrunken or lifting silicone and lumpy, uneven sealant from a DIY attempt, on sinks & splashbacks, kitchen worktops & upstands and baths.

In a village or hamlet like Micheldever, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

The process

The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. Somewhere as small as Micheldever, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Advice

Aftercare tips

A little care helps the new joints last. Our advice:

  • Keep bottles off the sealant line
  • Dry worktop joints after washing up
  • Squeegee the walls and tray after use
  • Stick to a soft cloth and a mild cleaner

Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What we can’t put right

A few problems are outside what sealant work can do:

  • A leaking waste, trap or valve
  • A cracked shower tray or bath (that needs repair or replacement)
  • Cracked or missing grout between tiles (that is regrouting)

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer.

Micheldever: your questions answered

Do you cover Micheldever for bathroom resealing?

Yes. Our work covers London and the South East, and Micheldever is part of that. You can call 0345 464 0079 or drop us an email and let us know what needs doing.

Do you cover smaller places like Micheldever?

Yes, Micheldever is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I get a quote for bathroom resealing in Micheldever?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before work begins.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Is white the only colour available?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Bathrooms and kitchens in Micheldever

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as Micheldever CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Micheldever station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why act early in Micheldever

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Where a wall is exposed, as many are in small places like Micheldever, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear price before work begins.

Do you need bathroom resealing in Micheldever?

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.

The problems people usually mention when they call are:

  • Splits where the tray meets the wall
  • Shrunken sealant along the back of a worktop
  • A bead that has pulled away from the tiles
  • Lumpy, uneven sealant from a DIY attempt

If you live in an older home near Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What to look for in a quote

  • Are they insured?
  • Is the old sealant removed completely?
  • Whether you can choose the colour
  • How much experience the applicator has
