Questions from Micheldever

Can you do window mastic in Micheldever?

Yes. We work across London and the South East, and Micheldever is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear quote.

Do you work for landlords with property near Micheldever station?

Yes. We work for landlords and agents as well as householders. You can phone 0345 464 0079 or email us with the details for a clear quote.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Can you match the sealant to my frames?

Yes. White, brown, anthracite grey, black and clear sealants are all available.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then phone 0345 464 0079 or send us an email.

Window mastic in Micheldever

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We are often asked to deal with mastic that has split away from the wall and white mastic on grey or black frames, on composite doors, timber windows & doors and window sills.

Around Micheldever, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

Different surfaces, different methods

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Penetrating damp from a failed cavity tray or render
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint

If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Micheldever homes and the weather

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

In the older streets around Church of St Mary, the joint between an old wall and a newer frame is usually the first place rain gets in. For site and facilities teams at buildings such as Micheldever CofE Primary School, the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Micheldever station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Why act early in Micheldever

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. Older cottages and farmhouses around Micheldever can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a few frames, or a day or more for a whole house, including the tidy-up. Somewhere as small as Micheldever, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Keep paint and stain on wooden frames in good order
  • Clean frames with a soft cloth and soapy water
  • Check the mastic once a year
  • Keep drainage slots and sill grooves clear

Silicone cannot usually be painted, so mention any painting plans before we start. There are paintable sealants for joints that need it.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

What affects the cost of window mastic

Jobs vary more than people expect. What affects the quote:

  • Working hours on commercial sites
  • The number and length of the joints
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

Combining jobs into one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand.
