About our bathroom resealing in Maud

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, kitchen worktops & upstands and baths, and the jobs we see most are sealant that has split, shrunk or peeled away and new sealant laid over old sealant that is now lifting.

A bathroom in a place like Maud gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What bathroom resealing looks like in Maud

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In and around Maud, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Never pick at the silicone with a blade
  • Let new sealant cure fully before it gets wet
  • Move toiletries away from the joint
  • Check the joints every few months for splits or lifting

Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What we are called out for in Maud

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Signs it’s time to call us include:

  • A reseal done over the top of the old bead
  • Mouldy sealant that has gone black
  • Shrunken sealant along the back of a worktop
  • Cracked, shrunken or lifting silicone

Whether the job is in Maud itself or nearby, the right material for each joint matters as much as a neat finish.

Common questions in Maud

Is bathroom resealing in Maud guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is Maud within the area you cover?

Yes, Maud is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

My sealant has gone black. Can you sort it?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

What information do you need?

Let us know what needs doing and where. We’ll ask anything else we need to know.

What colours of sealant can you use?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

What we can’t put right

It helps to know what we cannot do too:

  • A tray or bath that is cracked through
  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Surfaces we seal

  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks

How the job changes by surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • How many rooms, windows or areas are involved
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it’s a home or a business
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The process

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before work begins. The work usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Maud, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive
