Trusted glazing silicone in Maud

Glazing silicone in Maud, done properly

We do not replace glass and a misted double-glazed unit needs a glazier. What we do is the silicone around the glass, which is where many leaks start. If you have drips on the inside of a conservatory window and glass-to-glass joints that have split, we can help, on glass balustrade bases, rooflights and glass-to-glass joints alike.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Your job is guaranteed for a year, as with all our work.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Wipe the screen down after showering
  • Inspect the sealant on glazing annually
  • Get a new leak looked at quickly
  • Avoid strong solvents on or near the sealant

Keep conservatory gutters clear so water doesn’t back up against the seals. Blocked gutters can push water where it shouldn’t go.

Damp patches, drips and condensation along a joint are worth checking. The cause may be sealant or another part, and we’ll tell you which.

Leave it or put it right?

A new conservatory roof is a big job. If the leak is a failed sealant joint, resealing is far simpler. If the roof is the problem, we will say so. In a place like Maud, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

FAQs for Maud

Is Maud in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Maud is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Is glazing silicone in Maud guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you reseal glass shower screens?

Yes, it’s a common job. We use anti-fungal silicone suited to bathrooms.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Do you seal glass balustrade bases?

Yes, we reseal the joint at the base channel. Fitting glass is a separate trade.

Do you work for letting agents?

Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.

Can you match the sealant colour?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before we start.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too in Maud and across Aberdeenshire. We can quote a run of properties together.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What the job involves on each surface

Rooflights

Rooflight leaks can come from the sealant or the roof. We find the cause first.

Glass-to-frame joints

The sealant must stick to glass and frame alike. We use a glazing silicone suited to each.

Windows and doors in Maud

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Around Maud, as everywhere, glazing silicone is only as good as the preparation behind it. For jobs in and around Maud, choosing the right material for each joint is as important as a tidy finish.

What we do, step by step

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from an hour or two to most of a day, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. We check the finished joints and test with water where it’s safe.

Getting ready for the visit

  • Mention any tricky access
  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children

What affects the cost of glazing silicone

The quote reflects the job in front of us. We take into account:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • The size of the job
  • Access and height

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Asking for a quote

When you contact us, it’s useful to know:

  • The problem you’ve noticed
  • Whether it has been sealed before
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
