- Water getting behind the bath panel
- A bead that has pulled away from the tiles
Bathroom resealing in Auchnagatt, done properly
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you have a bead that has pulled away from the tiles and two layers of silicone, both failing, we can help.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Why deal with it now?
Dealing with sealant early is a short job: the work takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Around Auchnagatt, water from a failed joint in an older stone home can soak into timber and plaster.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?

- Fully insured

Do you need bathroom resealing in Auchnagatt?
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
The most common problems we see are:
- A bead that has pulled away from the tiles
- Leaks into the floor or ceiling below
- A reseal done over the top of the old bead
- Smears of silicone across the tiles
Around Auchnagatt, as everywhere, bathroom resealing is only as good as the preparation behind it.

When something else is needed
In fairness, some problems need a different trade:
- Movement from a bath with loose feet or no proper support
- Water coming from the plumbing rather than the joint
- Failed grout lines across the wall

FAQs for Auchnagatt
Do you cover Auchnagatt for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Auchnagatt is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Is bathroom resealing in Auchnagatt guaranteed?
All our work, in Auchnagatt and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Are you fully insured?
Yes. We are fully insured for every job we do.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
What colours of sealant can you use?
There’s a choice: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.
Do you work for letting agents?
Yes. As well as householders, we work for landlords, agents, businesses and hotels.
Surface by surface
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
Bathroom resealing around Auchnagatt
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For an older house near a landmark such as Savoch Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What happens on the day
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work usually takes a couple of hours for a single bath or shower. Around Auchnagatt, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can

Advice
What affects the cost of bathroom resealing
The price is agreed before any work begins. It takes into account:
- When we can work, for business premises
- Whether the work is at height
- The type of sealant required
- The old material and how stubborn it is
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The address or postcode of the job
- Any previous sealing or DIY work
- Photos by email, if that’s easy
- Any access issues, like height or stairs
To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.
Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
