How we handle bathroom resealing in Enham Alamein

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you have black spots spreading through the bead and a reseal done over the top of the old bead, we can help, on wet rooms, shower trays & enclosures and sinks & splashbacks alike.

In a village or hamlet like Enham Alamein, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

FAQs for Enham Alamein

Can you do bathroom resealing in Enham Alamein?

Yes, Enham Alamein is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear price.

Do you work for landlords with property near Andover station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or send us an email.

What does bathroom resealing cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

How long does the new silicone need before I use the shower?

Usually after around 24 hours. You will get the exact cure time before we leave.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Different surfaces, different methods

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Enham Alamein homes and their sealant

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you live in an older home near Saint George, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Andover station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Smannell and Enham Church of England (Aided) Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Water getting in through the grout rather than the sealant
  • Damage behind the tiles that needs a tiler
  • A leaking waste, trap or valve

If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Basins & vanity units
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Wet rooms

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Do not leave water standing on kitchen joints
  • Keep scourers and sharp tools away from the bead
  • Open a window or run the fan so the room dries
  • Wipe the sealant dry after showering

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

What affects the quote in Enham Alamein

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any working-time requirements on site
  • Any mould that needs treating
  • The product the joint needs
  • The number and length of the joints

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

When you call or email, it’s useful to know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • If someone has resealed it before

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and the area is left clean. Somewhere as small as Enham Alamein, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints

How to get a quote

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.
