Window mastic in St Ann's

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on composite doors, uPVC windows and window sills, and the jobs we see most are draughts coming in around windows and doors and damp patches on the reveal after heavy rain.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a few hours for a handful of frames, longer for a whole house. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • On commercial sites, let us know about site rules
  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access

FAQs for St Ann's

Can you help a landlord with a rental near Seven Sisters station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

Is parking an issue for window mastic in St Ann's?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Can you get sealant to suit coloured frames?

Yes, in most cases. Mention the frame colour when you ask for a quote and we will match it as closely as we can.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

Can resealing stop a draught around my window?

If the draught is coming in around the frame, yes. If it’s coming through the window seals, we’ll tell you.

Do you guarantee window mastic?

Yes. Our one-year guarantee covers every job.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

What we are called out for in St Ann's

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

Common reasons people contact us are:

  • Mastic that has split away from the wall
  • Leaking joints at the ends of sills
  • A bead that does not match the frame
  • Cracked internal joints between frame and plaster

St Ann's is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Choosing a sealant specialist

Leave it or put it right?

If you’re painting or rendering, reseal at the same time. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. In a flat in St Ann's, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • A choice of colours where the product allows
  • An ARBOMaster approved applicator
  • Colour picked to suit the job

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Make sure the drainage slots aren’t blocked
  • Keep timber frames painted
  • Avoid blasting the frames with a pressure washer
  • Use gentle cleaners on frames and sealant

Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

Window mastic in St Ann's: local notes

Historic houses like Bruce Castle (about 1.3 miles north) are a reminder that the area around St Ann's has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. In a converted house or block, who looks after the windows depends on the lease, so check that before booking.

Schools such as St Ann's CE Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Seven Sisters station, renewing tired window mastic between tenants heads off draught and damp complaints.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Worn gaskets, brush seals or a door that has dropped
  • Penetrating damp from a failed cavity tray or render
  • A sash or casement that won’t close properly

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.
