Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Damp problems in the wall away from the window
  • Soft or decayed wood in the frame

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

About our window mastic in Seafield

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you have mastic that’s falling out in pieces and cold air getting in at the frame edge, we can put it right, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

A one-year guarantee comes as standard.

Windows and doors in Seafield

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Historic houses like Howden House (about 3 miles east) are a reminder that the area around Seafield has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Historic houses such as Howden House, about 3 miles east, show how far back building around Seafield goes, and older homes nearby need a sealant that suits their walls. Different surfaces, different methods

Composite doors

Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We’ll tell you if that is what we find.

Window sills

Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

Quotes for window mastic in Seafield

The price is agreed before any work begins. It’s based on:

  • The old material and how stubborn it is
  • The number of rooms or windows
  • Access and height
  • Any mould that needs treating

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Signs you need window mastic in Seafield

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, while a joint packed solid can’t stretch. That is what backing rod is for.

Common reasons people contact us include:

  • Leaking joints at the ends of sills
  • Rain getting in at the frame or under the sill
  • White mastic on grey or black frames
  • Draughty joints inside around the window

For site and facilities teams at buildings such as Bathgate Academy, larger buildings have plenty of frames, and the mastic around each one ages.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for a few frames, or a day or more for a whole house. Outside jobs in Seafield need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Mention any tricky access
  • Mention any sign-in or site rules at work premises
  • Let us know if you’ve seen damp or leaks

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Look round the frames every year or so
  • Avoid harsh chemicals near the mastic
  • Do not aim a pressure washer at the joints
  • Make sure the drainage slots are not blocked

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
