West Calder homes and the weather
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Window mastic in West Calder, done properly
There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. Common call-outs are for black, perished sealant on frames and cracked internal joints between frame and plaster, across composite doors, aluminium frames and window sills.
In and around a place like West Calder, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.
You get a 12-month guarantee, the same in West Calder as everywhere else we work.

Why deal with it now?
Not every sealant suits a window. Interior caulk and bathroom silicone are not made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Your questions about window mastic in West Calder
Do you cover smaller places like West Calder?
Yes. West Calder is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
I let a flat near West Calder station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
Will resealing my frames help with draughts?
Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
What does window mastic cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Can you reach windows above the ground floor?
Yes, where they can be reached safely. Tell us about access when you get in touch and we will plan for it.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.

When it isn’t the sealant
It helps to know what we can’t do too:

What happens on the day
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before work begins. Most jobs take most of a day for a typical house, less for a few frames. For a place like West Calder, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Tell us about any previous sealing or DIY attempts
- Plan for the work area to be out of bounds to pets and children

Advice
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Keep jet washers away from the mastic
- Check the mastic once a year
- Don’t use solvent cleaners on the joint
- Paint up to the joint, not over it
Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
What the job involves on each surface
Window sills
Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.
Patio & French doors
Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so they get particular care.
