Floor joint sealing in Seafield

Common problems we fix in Seafield

Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open and they change again in summer.

These are the problems we’re asked about most:

  • Floor edges that trap water and grime
  • Skirting caulk that keeps splitting
  • Failed seals where bathroom floors meet baths and panels
  • Failed joint filler in concrete floors

Rented homes near West Calder station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

10 questions to ask before booking

Floor joint sealing in Seafield, done properly

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant and stops dirt collecting. We work on tiled floors, skirting boards and wet room & bathroom floors, and people most often call us about failed seals where bathroom floors meet baths and panels and grout used at the floor edge instead of sealant.

Work in a place like Seafield is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

All our work is covered by our 12-month guarantee.

Seafield: your questions answered

Will you come out to Seafield?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do floor joint sealing in Seafield?

Yes, Seafield is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

How much does floor joint sealing cost in Seafield?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you seal kitchen plinths to the floor?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone in a colour to suit.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Do you work on commercial floors?

Yes, from warehouses and units to offices and shops. We can plan around your opening times, and out-of-hours work can be arranged.

Where are you based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Floor joint sealing in Seafield: local notes

Across West Lothian, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

For site and facilities teams at buildings such as Bathgate Academy, entrance and corridor floor joints take a lot of traffic.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What the job involves on each surface

Thresholds

Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.

How it works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for most rooms, longer for large commercial floors. Outdoor work around Seafield depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

If you manage several properties in or around Seafield, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and photos by email help.

What affects the cost of floor joint sealing

We quote each job individually. This is what makes a difference:

  • How easy the joints are to reach
  • Any working-time requirements on site
  • How many areas need sealing
  • Whether there’s mould to deal with

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

When you contact us, it’s useful to know:

  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • If someone has resealed it before

How to look after the new joints

So the new joints stay in good condition:

  • Don’t fill floor joints with caulk where they move or get wet
  • Walk round the room once a year and look at the edges
  • Mark off resealed joints in warehouses
  • Use a well-wrung mop rather than flooding the floor

Check the joints after the first winter. If anything has opened, it’s easy to reseal before they spread.

Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the surface smoother.
