New build mastic around Seafield

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

About our new build mastic in Seafield

Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks instead of bonding to the dust. If you are dealing with smeared, uneven beads picked up at snagging and skirting joints opening in the first winter, we can put it right.

Work in a place like Seafield is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

All of our work is guaranteed for twelve months, in Seafield and everywhere else we cover.

Landlord and commercial work in Seafield

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Signs you need new build mastic in Seafield

Later trades and the final clean can damage fresh sealant. A bead disturbed before it has cured may never seal properly.

It’s worth asking for a quote if you see:

  • Shower seals failing in the first year or two
  • Cracks appearing as a new home settles
  • Frame joints opening as the plaster dries
  • Second-fix sealing on new plots

For new homes near West Calder station, it’s worth checking the sealant early, while snags are still fresh.

What to look for in a quote

  • How long to leave it before use
  • How the surfaces are prepared before sealing
  • Is VAT in the price?
  • How hidden problems are handled

Seafield: your questions answered

Will you come out to Seafield?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do new build mastic in Seafield?

Yes. Our work covers the whole of Scotland, and Seafield is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

How long does the job take?

It depends on the size of the job, but as a guide it takes a few hours in a single home. We will give you a better idea when we quote.

Can you quote for more than one area?

Yes. Just list everything you need and we will quote it together.

Who should fix failed sealant in a new build?

Report it to the builder first while you are covered. If it is not resolved, we’ll cut it out and reseal it.

Do you work for landlords and businesses?

Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.

Can you do plot mastic on a new development?

Yes. We seal plots to the developer’s programme, room by room. Tell us the plots and the joints involved and we will quote.

The process

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. We cut out every bit of the failed or messy sealant.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you are given the cure time.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Record problems with dated pictures
  • Wipe joints with warm soapy water
  • Wait for the cure time before using a resealed shower
  • Open a window or run the fan after bathing

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents as they wear the bead.

A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.

When something else is needed

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Cracking that points to a structural problem
  • Plumbing faults behind the sealant
  • A tray or bath that isn’t properly supported, until it’s fixed

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Quotes for new build mastic in Seafield

Call for a quick quote. What matters most is:

  • Working hours on commercial sites
  • The product the joint needs
  • The old material and how stubborn it is
  • Access and height

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If someone has resealed it before
  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • Roughly how big the job is

Getting a quote is simple: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
