What happens on the day
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Try not to wet indoor joints just before the visit
- Let us know about parking restrictions
- Tell us about access, such as stairs, a lift or high-level joints

How we quote for window mastic
The quote reflects the job in front of us. We take into account:
- Mould in or behind the old joints
- Whether old sealant or filler has to be cut out
- Whether the work is at height
- The type of sealant required
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
To make quoting easier, let us know:
- Photos by email, if that is easy
- Whether it’s a home or a business
- Roughly how big the job is
- Any access issues, like height or stairs
Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand.
Questions from Eliburn
I let a flat near Livingston North station. Can you help?
Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
How do I get a quote for window mastic in Eliburn?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.
Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Can you quote for more than one area?
Yes. More than one area can go on one quote.
Common problems we fix in Eliburn
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. That’s what backing rod is for.
Look out for any of the following:
- Gaps where the sill meets the wall
- Cracked or shrunken mastic around the frame
- Black, perished sealant on frames
- Damp patches on the reveal after heavy rain
Letting a property close to Livingston North station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- Whether the sealant suits the joint
- Whether VAT is included
- Which colour the sealant will be
- When the joint can take water or movement
What we can’t put right
We will always be straight with you, so here’s what new sealant won’t do:
- Broken hinges, locks or handles
- A door that needs adjusting, rehanging or new seals
- A frame that has rotted at the joint
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
Joints and surfaces we work on

Why deal with it now?
Not every sealant suits a window. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

For landlords and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Windows and doors in Eliburn
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
If you look after a building such as St. Margaret's Academy, its window and door frames need their mastic kept sound, just like a home’s. Homes close to Livingston Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.
