Do you need window mastic in Ovington?

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. That is what backing rod is for.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps left after new windows were fitted
  • Cracked or shrunken mastic around the frame
  • Mastic that is falling out in pieces
  • Whistling draughts around closed windows

If you live in an older home near Church of St Peter, the joint between an old wall and a newer frame is usually the first place rain gets in.

What your quote should include

  • Whether they’re fully insured
  • How much experience the applicator has
  • What happens if the job turns out different
  • What product goes in the joint

How to choose a mastic man

About our window mastic in Ovington

Around Ovington we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you have cracked internal joints between frame and plaster and black, perished sealant on frames, we can help.

Homes in small places like Ovington often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Common questions in Ovington

Is Ovington in your area for window mastic?

Yes. We work across London and the South East, and Ovington is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Is there a guarantee on window mastic in Ovington?

All our work, in Ovington and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Can resealing stop a draught around my window?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

Honest limits

It helps to know what we can’t do:

  • A failed sealed unit that has misted up
  • Worn gaskets, brush seals or a door that has dropped
  • Soft or decayed wood in the frame

If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

Where we work in Ovington

  • Composite doors
  • Aluminium frames
  • Window sills
  • uPVC windows
  • Patio & French doors
  • Timber windows & doors

Different surfaces, different methods

Aluminium frames

Aluminium needs a sealant that bonds to coated metal. Neutral-cure sealant is the safe choice.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

How it works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes anything from an hour or two to a full day, depending on how many frames there are from start to finish. In a small place like Ovington, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we’re working on

Why deal with it now?

The work is quick compared with the damage it prevents: the visit takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. Older cottages and farmhouses around Ovington can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Check the mastic once a year
  • Air rooms to keep condensation down around windows
  • Keep timber frames painted
  • Make sure the drainage slots aren’t blocked

Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Frames and glazing around Ovington

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Hinton Ampner House (about 3.4 miles south-east) nearby, there’s older building stock in the area around Ovington as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Managing a site like Perins School? Then larger buildings have plenty of frames, and the mastic around each one ages.
