Questions from Leyton Grange
Can you do window mastic in Leyton Grange?
Yes. We work across London and the South East, and Leyton Grange is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing.
I let a flat near Leyton Midland Road station. Can you help?
Yes, we work for landlords and letting agents. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.
Does the work come with a guarantee?
Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.
Where do you work from?
We work from Crawley. We cover Leyton Grange and the rest of Greater London.
Is there any odour?
There can be a smell while the sealant cures. Opening a window helps.
How long should I leave it?
Cure times vary by product and the conditions. We tell you how long to leave it before we go.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
How it works
On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. The work normally takes a morning for a couple of windows and a door. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- We check each frame and agree which ones need doing.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
Preparing for the visit
- On commercial sites, let us know about site rules
- Mention any tricky access
- Mention any leaks or damp you’ve noticed

Related advice
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Wipe condensation off the frames
- Repaint timber before it’s bare
- Don’t use solvent cleaners on the joint
- Keep jet washers away from the mastic
Silicone can’t normally be painted, so mention any painting plans before work begins. We can use a paintable sealant where that matters.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
What happens if it’s left?
Failed mastic isn’t a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we will say so. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

How the job changes by surface
Window sills
Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.
Patio & French doors
Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that without cracking.
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Frames and glazing around Leyton Grange
With historic houses such as Sutton House (about 1.7 miles south-west) nearby, there’s older building stock in the area around Leyton Grange as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. In London conversions and blocks, the lease decides who is responsible for the frames, so check that before booking.
Leyton Grange is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you live in an older home near Parish Church of St Mary the Virgin, the joint between an old wall and a newer frame is normally the first place rain gets in.

Common problems we fix in Leyton Grange
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. That is what backing rod is for.
People usually contact us when they notice something like this:
- Mastic that’s falling out in pieces
- Sealant in the wrong colour for the frame
- Damp patches on the reveal after heavy rain
- Gaps where the sill meets the wall
Rented homes near Leyton Midland Road station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

When it isn’t the sealant
It helps to know what we can’t do too:
- Faulty window hardware
- Damp coming through the wall itself rather than the frame joint
- Condensation trapped between the panes
