Window mastic in Bakers Arms

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Window mastic in Bakers Arms, done properly

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. We work on composite doors, window sills and timber windows & doors, and common reasons people get in touch are cracked sealant at the sill ends and whistling draughts around closed windows.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in Bakers Arms as anywhere.

You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Do you need window mastic in Bakers Arms?

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. Backing rod sets the right depth.

The most common problems we see are:

  • Water coming in at the bottom corners of a door
  • Gaps between the frame and the inside reveal
  • Sealant in the wrong colour for the frame
  • Cracked sealant at the sill ends

Letting a property close to Leyton Midland Road station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Our hiring checklist

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It usually takes a few hours for a handful of frames, longer for a whole house. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Advice

Why it’s worth doing now in Bakers Arms

Draughts and leaks do not always mean new windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Common questions in Bakers Arms

Can you do window mastic in Bakers Arms?

Yes. We work across London and the South East, and Bakers Arms is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing.

Is parking an issue for window mastic in Bakers Arms?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Keep solvents and bleach off the sealant
  • Keep drainage slots and sill grooves clear
  • Use gentle cleaners on frames and sealant
  • Keep paint off silicone joints

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • A sash or casement that won’t close properly
  • A failed sealed unit that has misted up
  • A door that needs adjusting, rehanging or new seals

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Frames and glazing around Bakers Arms

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Sutton House (about 2.5 miles south-west) nearby, there’s older building stock in the area around Bakers Arms as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to St Stephen's include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as Thomas Gamuel Primary School, the mastic around its windows and doors needs looking after like any other building’s.

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.
