Window mastic in Kitwood, done properly
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We are often asked to deal with cracked sealant at the sill ends and sealant in the wrong colour for the frame, across window sills, timber windows & doors and patio & French doors.
Homes in small places like Kitwood often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.
All of our work is guaranteed for twelve months, in Kitwood and everywhere else we cover.

Signs you need window mastic in Kitwood
A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.
Signs it’s time to call us include:
- Cracked sealant at the sill ends
- White mastic on grey or black frames
- Water coming in at the bottom corners of a door
- Rushed sealant from a window installation
If you look after a building such as Four Marks Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

What affects the cost of window mastic
Your quote is based on your job. We look at:
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
- The size of the job
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.
Asking for a quote
When you call or email, it’s useful to know:
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Whether it has been sealed before
If you are in Kitwood and need window mastic, ring 0345 464 0079 or send us an email. Tell us what the problem is and where, and you will get a clear quote before we start.
When it isn’t the sealant
In fairness, there are a few things sealant won’t fix:
- Penetrating damp from a failed cavity tray or render
- Draughts through the window seals rather than the frame
- Soft or decayed wood in the frame
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.

Frames and glazing around Kitwood
Historic houses like Bentworth Hall (about 3.8 miles north) are a reminder that the area around Kitwood has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you live in an older home near Church of the Good Shepherd, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Landlord and commercial work in Kitwood
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
How it works
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a handful of frames, longer for a whole house. In a small place like Kitwood, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before

Advice
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Aftercare tips
Good habits help new joints last longer. A few tips:
- Do not aim a pressure washer at the joints
- Wash the frames with mild soapy water
- Keep paint off silicone joints
- Don’t use solvent cleaners on the joint
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
