Monkwood Window Mastic
Mastic around window and door frames, sills and patio doors in Monkwood, with a one-year guarantee on every job. Ask us for a quote.
- Rain getting in at the frame or under the sill
- Cold air getting in at the frame edge
- Gaps left after new windows were fitted
What affects the cost of window mastic
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- How much old sealant there is and how hard it is to remove
- The amount of work
- Whether the work is at height
- The number of rooms or windows
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
What we need to know
When you contact us, it’s useful to know:
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
- A few photos by email, if you can
- Access, such as stairs, a lift or height
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will talk you through the work and give you a clear quote.
How we handle window mastic in Monkwood
Around Monkwood we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you’re dealing with water coming in at the bottom corners of a door and draughty joints inside around the window, we can help.
Homes in small places like Monkwood often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What sealant work cannot fix
A few problems are outside what sealant work can do:
- A frame that has rotted at the joint
- A door that needs adjusting, rehanging or new seals
- Penetrating damp from a failed cavity tray or render

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Frames and glazing around Monkwood
With historic houses such as Hinton Ampner House (about 4.8 miles west) nearby, there’s older building stock in the area around Monkwood as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In and around Monkwood, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. In the older streets around Monkwood Mission Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

The process
The work is kept neat and contained to the joints we’re treating. The job generally takes anything from an hour or two to a full day, depending on how many frames there are. In a small place like Monkwood, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we look at every frame and agree the list.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Tell us about access, such as stairs, a lift or high-level joints
- Mention if the joints have been sealed before

Advice
Different surfaces, different methods
Composite doors
Front doors take the weather head on. We pay most attention there.
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
Why deal with it now?
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. Around Monkwood, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.
Why us?
- Neat joints and a tidy finish
- We never seal over old sealant
- White, clear, grey or coloured to suit, where the product allows
- Every job guaranteed for a year

Monkwood questions
Can you do window mastic in Monkwood?
Yes. Our work covers London and the South East, and Monkwood is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing, and we will give you a clear quote.
Is there a guarantee on window mastic in Monkwood?
All our work, in Monkwood and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Where do you work from?
Our base is Crawley. We work across South East England, London and Scotland.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Do not paint over the silicone
- Look round the frames every year or so
- Wash the frames with mild soapy water
- Do not use solvent cleaners on the joint
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Leaks generally show up in wet, windy weather, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
