Holytown Window Mastic
Problem with your window and door frames in Holytown? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Whistling draughts around closed windows
- Untidy mastic left by window fitters
- Rain getting in at the frame or under the sill
Window mastic in Holytown, done properly
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. Typical jobs include mastic that’s falling out in pieces and white mastic on grey or black frames, across uPVC windows, composite doors and patio & French doors.
Mastic can only go onto a dry joint, so outside work in Holytown depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

- Broken hinges, locks or handles
- Rotten timber, which needs a joiner first
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Everything nearby is protected, and the job takes anything from an hour or two to a full day, depending on how many frames there are in most cases. Somewhere like Holytown may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking each window and door with you.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- We clear up and check every joint is fully closed.

Surface by surface

Heavy door frames can move more than windows. A flexible sealant copes with that.
Composite doors
Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.
How we quote for window mastic
You will get a clear quote before work begins. It’s based on:
- The number and length of the joints
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
- How many rooms, windows or areas are involved
Combining jobs into one visit normally makes better use of the time than several visits. We will give you a clear quote for the lot.
What we need to know
To make quoting easier, let us know:
- Any access issues, like height or stairs
- Where the property is
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
Every job is quoted individually, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details.
For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
What we are called out for in Holytown
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
People generally contact us when they notice something like this:
- White mastic on grey or black frames
- Cracked or shrunken mastic around the frame
- Black, perished sealant on frames
- Rushed sealant from a window installation
Rented homes near Holytown station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
