Window mastic in Biggar Road

Window mastic in Biggar Road

Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. Common call-outs are for rushed sealant from a window installation and gaps where the sill meets the wall, on patio & French doors, window sills and uPVC windows.

In and around a place like Biggar Road, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

You get a 12-month guarantee, the same in Biggar Road as everywhere else we work.

What happens on the day

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Why deal with it now?

Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. If we find failed glass units or worn seals, we will tell you. In a place like Biggar Road, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Frames and glazing around Biggar Road

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Historic houses such as Cambusnethan House, about 3.8 miles south, show how far back building around Biggar Road goes, and older homes nearby need a sealant that suits their walls. Rented homes near Cleland station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

FAQs for Biggar Road

Do you cover smaller places like Biggar Road?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Yes, Biggar Road is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.

Do you work for hotels and businesses?

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

What we can’t put right

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Damp coming through the wall itself rather than the frame joint
  • A door that needs adjusting, rehanging or new seals
  • Soft or decayed wood in the frame

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Patio & French doors
  • Window sills
  • Timber windows & doors
  • uPVC windows
  • Composite doors
  • Aluminium frames

How to look after the new joints

To keep the joints looking good and working properly:

  • Use gentle cleaners on frames and sealant
  • Repaint timber before it’s bare
  • Avoid blasting the frames with a pressure washer
  • Ventilate rooms so frames do not stay wet inside

Most silicone sealants will not take paint, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.

Do you need window mastic in Biggar Road?

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.

People generally contact us after spotting something like this:

  • Gaps between the frame and the inside reveal
  • Hard, cracked sealant around windows
  • Water coming in at the bottom corners of a door
  • Untidy mastic left by window fitters

Schools such as Brannock High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
