Window mastic in Douglas Water

Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. Just send an email to info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. If you’re dealing with draughty joints inside around the window and mastic that’s falling out in pieces, we can help, on uPVC windows, composite doors and patio & French doors alike.

Mastic can only go onto a dry joint, so outside work in Douglas Water depends on the weather. Tell us about access to all the windows and doors, upstairs included.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Why deal with it now?

Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. If we find failed glass units or worn seals, we will tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What you get with us

  • A choice of colours where the product allows
  • 12-month guarantee on every job
  • We agree the colour with you first
  • Anti-fungal silicone where joints get wet

See our cost guide and customer reviews.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Penetrating damp from a failed cavity tray or render
  • Draughts through the window seals rather than the frame
  • Rotten timber, which needs a joiner first

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Composite doors
  • Patio & French doors
  • Aluminium frames
  • Timber windows & doors
  • Window sills
  • uPVC windows

What affects the cost of window mastic

For a quick quote, just ask. What matters most is:

  • Whether there’s mould to deal with
  • How much there is to do
  • Which sealant suits the joint
  • The old material and how stubborn it is

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

When you call or email, these details help:

  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • Where the property is
  • Pictures of the joints, sent by email

We do not publish a price list, because every job is different. Instead, we send you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.

Douglas Water: your questions answered

Can you do window mastic in Douglas Water?

Yes. Our work covers the whole of Scotland, and Douglas Water is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

I let a flat near Lanark station. Can you help?

Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Will resealing my frames help with draughts?

It will if the frame joint is the problem. We check where the draught is before work begins.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Douglas Water, along with the rest of our area.

Is it OK to seal over old sealant?

No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you.

Do you have insurance?

Yes, we’re fully insured.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Make sure the drainage slots aren’t blocked
  • Keep jet washers away from the mastic
  • Look round the frames every year or so
  • Keep timber frames painted

Silicone can’t generally be painted, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Different surfaces, different methods

Composite doors

Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.

Patio & French doors

Water at the foot of a door frame is not always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

What happens on the day

On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. Most jobs take a morning for a couple of windows and a door. Outside jobs in Douglas Water need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Move anything stored near the joints
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children

Advice

Window mastic in Douglas Water: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Rented homes near Lanark station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. In and around Douglas Water, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
