Regrouting for Douglas Water homes and businesses

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

About our regrouting in Douglas Water

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. Common call-outs are for splashback grout that has darkened and grout in corners that has cracked, on wet rooms, bathroom wall tiles and tiled floors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

All of our work is guaranteed for twelve months.

Bathrooms and kitchens in Douglas Water

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near Lanark station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. In and around Douglas Water, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

What affects the cost of regrouting

We quote each job individually. These are the things that affect it:

  • How many areas need sealing
  • The type of sealant required
  • Any mould that needs treating
  • Working hours on commercial sites

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Asking for a quote

Before you ask for a quote, have a think about:

  • If someone has resealed it before
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.

For landlords and businesses

For anyone letting property in or around Douglas Water, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

What the job involves on each surface

Kitchen splashbacks

Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.

Shower walls

Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.

FAQs for Douglas Water

Is Douglas Water in your area for regrouting?

Yes. Our work covers the whole of Scotland, and Douglas Water is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is Douglas Water within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Is resealing included with regrouting?

In most cases, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

What we do, step by step

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours, or longer for a fully tiled room. Outside jobs in Douglas Water need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by checking the tiles for any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Give the walls a quick rinse after use
  • Check the corner silicone every few months
  • Clean with a soft brush, not anything metal
  • Keep harsh bleach and acid cleaners off the grout

Before we leave, you’ll know when the shower can be used. Stick to that time, and go gently on the grout at first.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

What happens if it’s left?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Around Douglas Water, water from a failed joint in an older stone home can soak into timber and plaster.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
