Questions from Carmichael

Can you do regrouting in Carmichael?

Yes, Carmichael is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Will you come out to Carmichael?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

How soon can the shower be used after regrouting?

It varies with the products and the room. We will give you a time to follow at the end of the visit.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Do you work for landlords and businesses?

Yes, regularly. Several properties can be quoted together.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Do you reseal at the same time?

We generally do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Regrouting in Carmichael

If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you are at it. We work on kitchen splashbacks, tiled floors and wet rooms, and the jobs we see most are greasy, stained grout behind the hob and grout that makes sound tiles look old.

Bathrooms in smaller places like Carmichael work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Each job carries a 12-month guarantee, large or small.

Quotes for regrouting in Carmichael

Jobs vary more than people expect. What affects the quote:

  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • Which sealant suits the joint
  • How easy the joints are to reach

Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The rough size of the job
  • Whether it has been sealed before
  • Photos by email, if that’s easy
  • The problem you’ve noticed

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Surface by surface

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Once it’s stained, new grout is often the only fix.

Shower walls

The grout in a shower takes the brunt of the water. We rake it out and regrout and renew the silicone at the edges.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Leave it or put it right?

With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Around Carmichael, water from a failed joint in an older stone home can soak into timber and plaster.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What you get with us

  • More than 20 years in sealant work
  • We leave the area clean and tidy
  • Old sealant always removed completely
  • An ARBOMaster approved applicator

Regrouting in Carmichael: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as Carmichael Parish Church, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Lanark station, stained grout drags a rental down, and regrouting between lets puts that right.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, or longer for a fully tiled room. Outdoor work around Carmichael depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in

When something else is needed

Before you book, it’s worth knowing the limits too:

  • A structure that flexes behind the tiles
  • Tiles that are loose or hollow behind
  • Cracked or broken tiles

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
