How to look after the new joints

After the cure time, these simple habits help:

  • Keep timber frames painted
  • Walk round the house once a year and look at the joints
  • Wipe condensation off the frames
  • Do not use solvent cleaners on the joint

Keep the new mastic undisturbed while it cures, following the cure time we give you. Do not point a pressure washer at the joints.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Window mastic for homes and businesses in Carmichael

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on composite doors, uPVC windows and window sills, and the jobs we see most are draughty joints inside around the window and draughts coming in around windows and doors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Landlord and commercial work in Carmichael

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Your questions about window mastic in Carmichael

Do you cover Carmichael for window mastic?

Yes. Our work covers the whole of Scotland, and Carmichael is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Do you cover smaller places like Carmichael?

Yes, Carmichael is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

What information do you need?

A short description and the location, with pictures by email if possible. We will ask anything else we need to know.

Can I paint over the new sealant?

That depends on the product. Silicone is not paintable, but some hybrid sealants are. Mention any painting plans before any work starts.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

What we cannot put right

It helps to know what we can’t do:

  • Damp coming through the wall itself rather than the frame joint
  • Soft or decayed wood in the frame
  • Draughts through the window seals rather than the frame

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Window sills
  • Patio & French doors
  • Composite doors
  • Aluminium frames
  • Timber windows & doors
  • uPVC windows

What the job involves on each surface

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

uPVC windows

We clean the frame edge carefully so the plastic is not marked, then the new bead is laid against the frame and the wall.

Quotes for window mastic in Carmichael

Jobs vary more than people expect. The main factors:

  • The number and length of the joints
  • Any working-time requirements on site
  • How many areas need sealing
  • Whether there’s mould to deal with

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that’s easy
  • Any access issues, like height or stairs
  • The type of property

We quote each job on its own. Just email us at info@mrmastic.co.uk with the details.

Frames and glazing around Carmichael

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Homes close to Carmichael Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Lanark station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How the visit works

At the end, we look at the finished work together. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Mention any leaks or damp you’ve noticed

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
