Window mastic for homes and businesses in Ardgay
Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on uPVC windows, aluminium frames and timber windows & doors, and the jobs we see most are rushed sealant from a window installation and gaps between the frame and the inside reveal.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
There’s a 12-month guarantee on every job, large or small.

Aftercare tips
Good habits help new joints last longer. A few tips:
- Air rooms to keep condensation down around windows
- Keep jet washers away from the mastic
- Avoid harsh chemicals near the mastic
- Look round the frames every year or so
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
Common problems we fix in Ardgay
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.
If you can see any of these, it’s time to have the joints looked at:
- Old mastic that has gone black or come away
- Gaps where the sill meets the wall
- Sealant in the wrong colour for the frame
- Cracked or shrunken mastic around the frame
Around Ardgay, as everywhere, window mastic is only as good as the preparation behind it.

Windows and doors in Ardgay
Ardgay is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
For landlords with property near Ardgay station, renewing tired window mastic between tenants heads off draught and damp complaints.

Different surfaces, different methods
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.
Patio & French doors
Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
Why act early in Ardgay
The work is quick compared with the damage it prevents: it takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Common questions in Ardgay
Is Ardgay within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is window mastic in a coastal place like Ardgay any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and you’ll get one quote.
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area.
Where is Mr Mastic based?
We’re based in Crawley, and we work across South East England, London and Scotland.
How many windows can you do in a day?
A few frames take a few hours, while a whole house takes longer. We confirm the timing with your quote.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

What we cannot put right
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Broken hinges, locks or handles
- A door that needs adjusting, rehanging or new seals
- A failed sealed unit that has misted up
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

How it works
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for a handful of frames, longer for a whole house in most cases. Outdoor work around Ardgay depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Finally we tidy up and check each joint.
How to prepare
- Clear items away from the joints we’re working on
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
